How the VA funding fee is read from the chart

The calculator multiplies your loan amount by the percentage VA published for that loan type, first or subsequent use, and, on a purchase, the down-payment step. It is a one-time fee, not monthly mortgage insurance, and marking yourself exempt here does not make VA agree.

Purchase loans change at 5% and 10% down

First use under 5% down is 2.15%. At 5% or more it drops to 1.5%, and at 10% or more to 1.25%. After first use the zero-down rate is 3.3%; the 5% and 10% steps match first use. VA’s own example of a $200,000 house with $10,000 down is a $190,000 loan and a $2,850 fee.

Cash-out refinance ignores those down-payment steps: 2.15% first use, 3.3% after. IRRRL is 0.5%. Financing the fee adds that same dollar amount to the loan. VA computes the percentage on the loan without the fee included, then adds it — it does not compound.

How much is the VA funding fee on a first-use purchase with no down payment?

2.15% of the loan amount, from the charts effective 7 April 2023. On a $350,000 loan that is $7,525, paid in cash or added to the note if you finance it. Financing does not increase the fee itself.

Who does not pay the VA funding fee?

People receiving VA disability compensation, those eligible for it who take retirement or active-duty pay instead, DIC surviving spouses, some pre-discharge ratings, and active-duty members who document a Purple Heart by closing. This page will zero the fee if you mark an exemption. The lender and VA still have to accept it.

Is the VA funding fee the same as FHA MIP?

No. FHA charges an upfront and an annual mortgage insurance premium from a different handbook. Conventional loans may charge PMI. This page is only the VA funding fee chart.

Practical tips

  • If you can put 5% or 10% down on a purchase, the chart steps down. Run both before you assume zero-down is cheaper overall.
  • A Certificate of Eligibility is a separate VA document. This page does not request one.

Rounding, versioning, and omissions that sit beside the guide rather than repeating it.

  • The fee is a percentage of the loan. VA’s worked example of a $200,000 house with $10,000 down is a $190,000 loan. First use at 5% down is 1.5% of $190,000, which is $2,850. The percentage is never applied to the purchase price.
  • Purchase loans step at 5% and 10% down. Under 5% down, first use is 2.15% and subsequent use is 3.3%. At 5% or more both are 1.5%. At 10% or more both are 1.25%. Cash-out does not use those steps: 2.15% first use, 3.3% after.
  • Financing the fee grows the loan. Paid in cash or financed, the fee is the chart percentage times the loan without the fee included. That is VA Pamphlet 26-7 chapter 8. Financing then adds that same dollar amount to the note. Other closing costs on a purchase cannot be rolled in.
  • Exemptions are a VA determination. Disability compensation, a DIC surviving spouse, a pre-discharge rating, or a Purple Heart on active duty can zero the fee. Marking the box here does not make it true at closing.
